ASSET CLASS and GENERAL LOAN TO VALUE

Land--50% CLTV

Commercial--70% CLTV

Mid/Complete construction--75% CLTV

RATES BY ASSET CLASS and LTV

Land < 30% 10.000%  - 11.000% and >30% 11.000% - 15.000%

Commercial <55.000% 8.000% - 10.000% and >55.000% 10.000% - 13.000%

Construction <60.000% 10.000% - 12.000% and >60.000% 12.000% - 13.000%

FEES, SERVICES and GUIDELINES

• • Underwriting fee on all transactions is between $1,000 - $3,000 depending on complexities

  • Points all are negotiable between brokers, usually between 2-5

  • Unless there are special circumstances, this firm uses their own title and for escrow services.

  • Turn around times generally are between 7-10 business days

  • 24 hour underwriting and pricing on all transactions
